Atlanta rent increases are outpacing San Francisco





Atlanta is still popping ....I would say at least 75% of all black people under the age of 40 thought about moving there or in the process of moving there.

It's the black cultural hub of America, no city in my opinion comes close to what Atlanta has to offer .... beautiful city, great schools, beautiful people, amazing nightlife, black hollywood, growth, low cost of living in most parts of the city, and it's still a very black city

Let's be honest the rent is being pushed up to attract better elements of individuals. Howard University was once in the GHETTO back in 1999. Now....LOL....you have white folks walking small dogs.

My condo in DC is off Rhode Island Avenue about 100 yards from the Rhode Island Metro. It used to be crackheads walking around now it has totally changed. Again...white folks walking around with small puppies.

My greedy side says let it keep going up so I can make more money when I get ready to sell it. My other side says, "Damn how will the poor pay property taxes when the values of their homes go up." This is especially important for those seniors who have paid off their home and live off a set income.

This is the reason Louisiana has an Over 65 Freeze where your property value is frozen at 65 if your income is less then $72,000. Yet, when you get ready to sell the home the value goes up to the current market value when the freeze is removed.

Again VOTING matters.
 
Another point is...we have to start investing in property. Instead of taking expensive trips etc....save that money and put it on a house or double up on payments. One of the things my family does is take one family vacation a year which is usually the Bayou Classic. We stay from Tuesday to Monday.

Going to very football game or the Celebration Bowl...nah......taking these other vacations...nah....I put that money into the principal of my mortgage. Why by a new vehicle....wait until the Sugar Bowl and buy a used vehicle that dealership provided as a loaner. Why purchase expensive clothes....no one knows how much they cost except you. I see parents buying their kids all types of stuff with tax refunds. Put that money in to an investment. I know a young lady who saved her tax refund for 5 years. Put it in a CD and used the CD as collateral to purchase a modular home. She got a lower interest rate for that.

There was once a saying that some black folks are not taught fiscal management. I disagree, some black folks don't want to learn fiscal management.

He is. A pattern that I see with gentrification is a pattern that is similar to locust. I have rarely seen a heavily gentrified area became a stable and long lasting community. Instead, I usually see a pattern that is similar to what is happening in San Francisco now. These people (in concert with the same large real estate corporations) organize and move into an area(always formally poor and black), drive taxes and cost of living up to even where they can't afford it ditch the area in large numbers with devastates the economy of the area, and then wash rinse and repeat somewhere else.

Man, na, I need to be out the country. I don't like couples trips either. Just me and the wife and now the baby. Go somewhere that I can destress and not deal with American bullshat. I run it all through the business. I do a fellas trip with some cats I grew up with every other year. Our next one is Costa Rica. Those are super fun. Those trips to me help make these 12-13 hour days bearable.

That's our plan after we build our home and adjust our budget. We want a custom home so we watching what we do. As far as trips with my boys I don't do them. Never did. I enjoyed being alone because I always had a PYT on location to hang out with. I remember trips to ATL with my homies. I would fly down and kick it Friday night then I'm ghost Saturday. LOL....

I am like you. Me and the old lady take our trips, but I still go with the fella when possible. It's not about running broads either. It's about brothers just having a good time. Man we kick it, but we also talk about business, family, and stress relievers. Black men need to learn to talk to each other. The reason we stroke out and die early is because we keep shyt inside. That's crazy.

CeeDog my biggest problem is some of my boys still run hoes. I don't like being in that atmosphere.

Mines too. I don't let what other people do bother me. I let them do them and enjoy the trip. Life is to short. The way folks are leaving this world I'd rather enjoy the good times instead of sitting around at a funeral eating fried Chicken talking about I wish we would have...... I got partners with a million dollars in the bank, but have never been on a vacation out the country. You can't take that money with you. Plus the folks you leave it to will trick off some of it. Might as well do it yourself. Just saying....

This is true....put it like this I have had my whoring days and now it's about kicking it with the family.

One thing that a group of are trying to do is go on a couples vacation with married people. Basically you can have fun together then if you want go off with you and spouse to enjoy private time. So far we have about 5 couples wanting to and would like a few others.

Thats why everyone has their own room. We had a mansion on one trip, about half the guys did what they did, the other half just chilled. We sat outside by the pool drinking and telling war stories. As long as they not bringing drama, its all in good fun. What happens on those trips, stays on those trips. We have some unwritten rules.
 
Exactly. Folks need me time. One reason other races make it longer in marriage is they do trips with the fellas or girls tript. Black folks have to many insecurities. That jealous stuff kills our relationships. Black folks spend to much time worrying if he or she gonna cheat. Hell you can't stop it if they are going to do it anyway. Lol
