As much as folks from Texas and Georgia brag about their life style, not one community from those two States made this list. It seems like Maryland and California still have the most wealthiest Black people, with the Los Angeles Area having the top three wealthiest black communities. I'm sure the Baldwin Hills area of Los Angeles is where the streets begin with Don. I used to live in apartments at the intersection of Don Lorenzo and LaBrea Avenue. I have family that still lives in that same subdivision.

People can say what they want about Marion Barry but the black wealth of the DMV is largely because of his administration. His last two terms were lackluster because he was losing himself to drugs and didn't focus enough on the crack epidemic but when it comes to business deals that benefited us, he isn't far behind Maynard Jackson.

As the demographics of this city change, it is important that we try to keep black political control and keep dollars flowing to us. This is one reason I am choosing to stay in the city.
 
Interesting reading.

I know for a fact that Los Angeles has majority Black neighborhoods that have stayed above the national average in home price, which why it is a myth to say that communities will drop in value just because Blacks have moved in.

Tom Bradley made sure Blacks in those communities was part of the economic wealth of Los Angeles.
 
Has anyone actually BEEN to PG County lol. I lived in DC and wealth or not you couldn't MAKE me live in that crime filled mofo. They have million dollar houses on one block and gangs on the corner of the next. Not to mention the fact that this doesn't take into account the cost of living either. Plus black folks in ATL, asides from Cascade, don't live in majority black areas.

Come on now, there is a big difference between inside the beltway and outside of the beltway. :lol: I do agree that inside the beltway of PG is pretty bad. Homeboy got a nice house in Cheverly on a real chill block but got a warzone literally two blocks away... I use to rent a condo in the Southwest Waterfront area of DC and we had public housing in front of our place and 500k condo's behind us facing the potomac. It was weird as heck seeing those public housing complexes surrounded by all those upscale condo's and apartments. However, I don't remember any problems.

I have family in Atlanta that live in a wealthy neighborhood, but they are like the only Black family on their street. I also have family that live in the Upper Marlboro Area in Maryland, which is in PG County and damn near the whole subdivision is Black. I know from living in Los Angeles that the 3 top areas listed in Los Angeles are majority Black. I have yet to see a majority wealthy Black neighborhoods in Atlanta where homes are priced at from a half million to over $1 million.

Some of you all are crazy as hell. :lol: :emlaugh: There are a boat load of affluent predominately black neighborhoods in metro Atlanta. I'm pretty sure in Houston too. The problem like someone stated is the same as in PG, low income housing and crime isn't too far away. It's so bad in some instances you have security financed by homeower associations watching homes while folks are at work. Now the FMV of homes and incomes in LA and Wash/MD are higher due to the cost of living.

I know the cost of living in Houston is fairly cheap, but the cost of living in Atlanta has gone up some. Also, the cost of living in Dallas, TX is sky high too. But are the homes in those so-called affluent predominately Black communities in Atlanta are worth half million to $1 million or more?

The cost of living in Dallas is not sky high. Infact, it's the same or less than Houston. Of the major cities in texas, Austin may be the only one with an elevated cost of living.

Not according to this map. Dallas median new home prices are about the same as those in San Bernardino, CA near Los Angeles, whereas Houston is less than my home town (Alexandria, LA). Also, this map shows that Dallas is one the highest markets in Texas.

Folks are spread out in Dallas, Houston etc. But don't get it twisted. It is some rich black mofos in the state. Folks just don't live in the same communities.

Atlanta and the DMV area has always had affluent black areas where we live. Not shocked at this report. Don't know if it was because we decided to stay in the same area or is because a lot of the other areas didn't allow us to move in them in those cities. But you also have a larger black population too. Detroit used to be that way as well before the car industry started falling apart back in the day. A lot of high end black areas.

Nah it aint like that man. LOL. My Uncle lived in San Bernadino and Rialto and my cousins are still out there. Dallas is way cheaper. Look at a nice home in Frisco or Allen or McKinney vs those Cali areas. Plus those areas are much nicer in Dallas than SB. You still get a bigger house. My cousin just bought a 400K house in Rialto a few years ago. Same house you can get for 200K in Dallas or Houston.

Hell even Austin ain't that bad. It is higher than Dallas and Houston. But no where like Cali prices. Folks are running to Texas due to the cost of living from Cali.

Yep. The ATL by far to me has the most black affluent hoods that actually are within the city limits of Atlanta.
 



San Bernardino is MUCH MUCH cheaper than L.A. Not all of Cali has extremely inflated home prices.

There is a reason why SB is cheaper too J4L. LOL. I wasn't that impressed with the area. Plus it is way out there. If you had a choice to live in SB or say SugarLand or The Woodlands. You would take the latter.

SB shole ain't Newport Beach or some other places outside of L.A. Nothing special about that area. Maybe that mall area in Rancho Cucumonga that is not far from SB.

Average new home prices in Houston are below $200k, whereas average new home prices in Dallas is $250k to $300k. But L.A. and Maryland are probably the only places in the country where there's affluent Black communities with home worth $500k to $1 million or more. What a great investment Blacks in those areas made when they purchased homes 30 years ago.

No... Median is not "average". MEAN is average. Average Dallas home prices are only slightly higher than Houston's.

Okay median, but Dallas is one highest market in Texas, whereas Houston is one of the lowest.

The Median is the number found at the exact middle of the set of values. A median can be computed by listing all numbers in ascending order and then locating the number in the centre of that distribution.

It is not that bad. Most of the SU folks I know there paid slightly more than folks in Houston burbs. You can still get great value and a big arse house in the Dallas burbs. Now inside the city limits may be different. Austin is inflated a little more due to the influx of West Coast people who are used to paying more. But even Austin burbs like Round Rock is reasonable. Nothing like the DMV areas.

Besides Cascade, where are these neighborhoods? I hope you're not about to mention Lithonia or Stone Mountain.
That boat load part is definitely an overstatement lol. There may be a few, but boatload, nah. Most of the true affluent black folk move straight to Sugarloaf, East Cobb, Brookhaven or Alpharetta down here.
